The fall and winter seasons can be a scary time of year for any seller. The market is slowing and the buyers are few and far between. There are two options for a winter seller. The first option would be aggressive price reductions and buying incentives to acquire offers. Then being flexible enough to accept a lower offer amount. The second option is to keep the house at its current price and wait out the winter. The spring and summer are the strongest selling seasons of the year and, if you are patient, you may be able to freshen up the price in the spring to get offers from the first buyers of the new year. There are many strategies an agent can take when marketing a home during the slow season. If you are motivated, an agent should market the property heavily, highlighting the lower price and the incentives. If you as planning to ride out the winter, an agent may actually increase the price a little to get the property back on the “Hot Sheet” then slow the advertising and marketing to sit through the winter. When the spring arrives (a solid spring, don’t jump the gun), the agent should reduce the price again and market the property heavily to obtain spring offers. Don’t panic. Selling a home can be difficult and very time consuming as well as a test of patience. Many homes will sit on the market for over 2 months. Be patient and communicate your desires to your Realtor.

Here are a few tips to help sell your home faster:

1. De-Clutter Your Home. You should pack up any items that are not in use to help prepare your home for sale. Buyers are turned off by cluttered homes and want to see a home that is lived in, but not full of stuff. You should box up pictures and personal items and put them in a garage or storage space. Make it easy for buyers to envision themselves living there.

2. Stage Your Home. Staging can be an important and valuable tool when preparing your home for sale. It is hard to imagine that a couple of strategically placed items can help sell your home, but it’s true. You would be surprised how many homes I have helped stage that have sold immediately. If you are not comfortable staging, get a second opinion. Don’t hesitate to get help. Remember, the first impression is the lasting one.

3. Paint. A simple coat of neutral paint can help sell a home. It will make the walls look fresh and clean.

4.Leave The House. If an agent calls to show your house or shows up to show your house, leave. Drop what you are doing and leave the house. Buyers are turned off by sellers remaining in the house during a showing and will be less likely to buy the house.

5. Be Negotiable. Be willing to lower your price for a fast sale.

6. DON’T PANIC. If your home doesn’t sell right away, don’t panic. Your agent will be able to discuss the best options for the fastest sale possible, but your agent can’t predict the future. If your home sits on the market for a while, the right agent will have strategies to avoid making your home market stale.
